Can I see it before deciding?
Yes. You walk the actual unit you are considering, not a scale model or a rendering. Appointments on WhatsApp, any day of the week.
What residences are available, and how big are they?
35 residences, one and two bedrooms, all 35 with a terrace.
Bígaro: one bedroom, one bath. 22 units, 57.43 to 68.35 m².
Múrex: two bedrooms, two baths. 8 units, 94.93 to 96.14 m².
Strómbus: double-height loft, one bedroom, 1.5 baths. 4 units, 79.93 to 84.51 m².
Edúlis: penthouse, two bedrooms over two levels, 1 unit, 182.94 m².

What comes with the residence?
It comes equipped. Solid wood kitchen with white quartz and talavera tile, with a Teka cooktop, hood and sink and a Samsung refrigerator. Hisense inverter mini-splits, ceiling fans and a 55-inch television. Calorex water heater, a 2,500-liter tank and its own pressure pump in every residence.
Daltile porcelain floors, chukum bathrooms with Helvex fixtures, walnut closets and TV cabinet, and black aluminum window frames with insect screens.
An InterSpa whirlpool tub in twelve one-bedroom units (104, 105, 204, 205, 305, 306, 405, 406, 505, 506, 605 and 701) and in penthouse 606.

Which amenities are included?
On the rooftop: pool, sun deck, grills, lounge, gym, yoga and stretching area, a viewpoint looking out to the sea, plus showers and restrooms. On the ground floor, the reflecting pool at the entrance and the front desk, with concierge service. The building has 24/7 security, an elevator and basement parking with 9 spaces.
How does parking work?
9 spaces in the basement for 35 residences, per the developer's technical sheet. If parking is essential, say so in your first message: we get availability and cost in writing before you reserve.
When is delivery?
It is immediate. The timeline comes from the notary and, for a foreign buyer, from the permit and the setup of the bank trust.
Can a foreigner buy here?
Yes. The bank holds title in trust for the buyer, for a renewable 50-year term. It is the standard structure along the Quintana Roo coast. The fideicomiso guide on this site explains the process and cites its sources.
Is there financing or a payment plan?
Yes, financing is available. Ask your Marbella advisor for the terms in writing before you reserve.
How much are the maintenance fees?
The developer provides the fee and the house rules in writing. Ask for them before you reserve.
Can the residence be rented out?
Each owner decides whether to rent and on what terms, within the rules the developer provides in writing. Read them before you reserve. We publish no rental or return projections; the market references we do publish carry source, date and conditions, on the market comparison page.
Who built Marbella, and who sells it?
It is a Grupo VYT project, with more than four decades of commercial projects in southeastern Mexico. Sales are handled by a local team with an office in Playa del Carmen since 2005.
