Cancún or Playa del Carmen: how to choose where to buy

Almost nobody looking at the Riviera Maya from abroad starts by searching Playa del Carmen. You start with Cancún: it's the airport you fly into and the name you've known forever. The numbers bear it out: in the U.S., 'cancun real estate' gets three to four times more Google searches than 'playa del carmen real estate'; in Canada, about twice as many (Google Trends, as of September 2026). And yet a share of the people who start with Cancún end up buying somewhere else along the same corridor, under an hour from the airport. This guide lays out what each place actually is and where they truly differ: the shape of the city, daily life, and the figures that can be cited with a source. So you can decide by how you'll use the property, not by the name.
Why everyone starts with Cancún
Cancún is the gateway to the whole region. Its airport was on track to close 2025 at a projected 29.3 million or so passengers (source: Caribbean Journal, December 8, 2025), and if you buy anywhere along this corridor, from Puerto Morelos to Tulum, you'll almost certainly land there. Add the brand: Cancún has spent half a century in global tourism advertising, so it's natural for a property search to start with the name you already know.
It helps to understand what each place is. Cancún was born in the 1970s as a planned tourism project, and its postcard is the Hotel Zone: a narrow strip between the sea and the lagoon, occupied mostly by hotels and resorts; the city where people actually live sits inland, across the lagoon. Playa del Carmen lies about 55 km south (source: transfercancun-airport.com, 2025), 45 minutes to an hour by road, and it grew the other way around: from a coastal town into a city, with the urban grid running right up to the beach and its commercial life on Quinta Avenida.
Starting your search with Cancún isn't a mistake; it's the natural door in. The next question is the one that matters: which shape of city fits the way you plan to use the property? That's where the two names part ways.
Two shapes of city
In Cancún, the beachfront strip is occupied mostly by hotels, resorts and towers built for vacationing. Everyday residential life runs in parallel, inland, and the car matters: between the Hotel Zone, the supermarkets and the services, you cover the distances by car. It works very well for what it was designed to do: beach seasons with the infrastructure of a major tourist destination.
Playa del Carmen works on foot. The city reaches the sand, and in neighborhoods like Gonzalo Guerrero the supermarket, the restaurants, the gym and the beach sit within walking distance. If you plan to spend long seasons, live here year-round, or rent to guests who want something other than a resort, you feel that difference every single day.
Neither one is better in the abstract. A one-week family vacation with everything included is better solved in Cancún's Hotel Zone. A life of seasons, with the property genuinely used, looks more like Playa. The decision gets clearer when you stop comparing names and compare a Tuesday afternoon: where do you want to be on an ordinary Tuesday?
The figures that can be cited
For Playa del Carmen there are published references. The median price across all listed inventory, not just new construction, sits around 60,000 pesos per square meter (≈ $3,240 USD, exchange rate 18.5, July 2026; source: TheLatinvestor, 2026). For new construction the reference is higher: the benchmark runs near $4,880 USD per square meter (HH analysis of 7,109 priced units, July 2026).
For Cancún we don't cite an equivalent figure, because we couldn't find one with a comparable basis, and we'd rather not publish numbers we can't stand behind. What can be said with a source is how the attention splits: in the U.S., 'cancun real estate' gets three to four times more searches than 'playa del carmen real estate'; in Canada, about twice as many; and in both countries the search season runs from November through March (Google Trends, as of September 2026). More searches doesn't mean a better buy: it means more people at the same door.

How to decide (and where Marbella fits)
If the plan is one or two resort weeks a year, Cancún does that job well and has had half a century of practice. If the plan is to actually use the property, spend seasons, walk to dinner, rent it out the rest of the year, the scale tips toward Playa del Carmen, with Cancún's airport under an hour away. It's worth standing in both before you sign anything: they're 55 km apart, and you can see them in a single day.
